It helps you at three key moments: deciding whether an apartment really fits you, learning what the neighborhood is like, and inspecting the property step by step before signing anything. In three levels, and you choose how far to go: Decide (free): you tell it what you’re looking for, send it a listing, and Pancho tells you whether it makes sense, what to ask, and gives you an initial idea of the area. You can even compare several listings at once. Area report (paid): Pancho looks into the area for real — safety, transport, schools, supermarkets, services, and the average price per m² — and summarizes it for you. Guided inspection (paid): it asks you questions and requests specific photos of the property, and in the end it gives you a report with a score and everything it has detected.

It's a conversation, no complications. You tell it which property you're looking at (type, area, price...), Pancho asks you tailored questions and, if needed, asks you for photos while explaining exactly which ones to take and how to take them. It analyzes everything with its AI and gives you a clear report. All online, from the sofa and without needing to book an appointment with anyone.

Let’s be honest: Pancho is very useful, but it doesn’t work magic. It only sees what can be photographed or checked, so it doesn’t detect hidden problems behind the walls (plumbing, structure, internal dampness, hidden defects), it doesn’t step inside the property, and it is not an expert appraiser, an architect, or an official valuation. Its reports are for guidance only and have no legal value. Think of it as a very good first opinion to help you decide, not the final word.

If you’re going to take a serious step, our report helps you know whether it’s worth paying for an in-person technical inspection, an appraisal, or a professional visit. For the area report, Pancho looks for real information and cites the sources; it does not make up the data. Even so, neighborhood and price information changes and can have nuances, so take it as a very useful reference snapshot for comparing areas, not as a final official figure.

Pancho understands the home-buying context in many countries and its particularities. The larger the market, the more precise it gets; in smaller places the information will be a bit more general. In all cases, its reports are for guidance only, so use them as support for your decision.
